New purpose built premises for Budget Car and Truck Rentals. Budget set up a new business on Grand Junction Road at Mansfield Park. The former new and used tyre fitting business had occupied the site for years between Wingfield and Production Roads. Budget bought the site and cleared it so proper waste water and fuel storage facilities could be incorporated on the site, for the washing and fueling of the rental vehicles. These environmental issues needed to be resolved at the planning stage to satisfy the local Council and State Government requirements. The site is excellently located with three street frontages for ease of access and egress. This made the issues of vehicular egress to busy Grand Junction Road easier to accommodate. Each new project comes with different challenges and opportunities. However some have particularly good outcomes where everybody seems to benefit. It was a pleasure being associated with the change of use and renovation of the Old Hindmarsh Post Office for use as legal offices. The “not for profit” community based legal practice wished to relocate from The Parks at Angle Park to Hindmarsh. The site they chose to relocate to was the former Hindmarsh Post Office on Port Road a State Heritage Item (SA Heritage Register No. 10558). The existing building is an attractive two storey red brick building with extensive plaster corbels, quoins and parapets. Do not build without approval

A mix up between a property owner and his builder meant that both thought the other was obtaining Council Development Approval for the rural property at Crystal Brook but in reality neither did. Once the structure was erected the Council didn’t like the structure (refer middle shed in photograph below) or the fact that it had been erected without approval. As the planning consultant that lodged the subsequent development Application for approval it was necessary to convince the Council Planners that structure warranted approval with reference to the provisions in Councils Development Plan. Done properly a town planning application should sail through the bureaucracy and approval process with the speed of an injured snail and only a wallop to your bank account.
