{"id":356,"date":"2024-10-10T06:01:56","date_gmt":"2024-10-10T06:01:56","guid":{"rendered":"http:\/\/www.advantageplanning.com.au\/blog\/?p=356"},"modified":"2025-10-13T06:27:37","modified_gmt":"2025-10-13T06:27:37","slug":"new-apartment-buildings","status":"publish","type":"post","link":"https:\/\/www.advantageplanning.com.au\/blog\/2024\/10\/10\/new-apartment-buildings\/","title":{"rendered":"New Apartment Buildings"},"content":{"rendered":"<p>The Planning and Design Code when introduced in 2021 changed the Planning System irrevocably.<\/p>\n<p>A major change has been the construction of apartment buildings within the Adelaide CBD and out along main transport corridors such as Prospect Road, Port Road and Unley Road, to name a few. There are a lot more apartment buildings within the CBD in the Capital City Zone (CCZ) where height limits have been greatly increased. There have also been new apartments constructed in North Adelaide and others are presently being constructed on OConnell Street which are not in the CCZ.<\/p>\n<p>Similar to North Adelaide the apartments being constructed along major transport routes are not as high as in the CBD because lower height limits apply. Also, other design criteria such as overlooking and overshadowing of abutting residential neighbourhoods are constraints.<\/p>\n<p>Given the shortage of housing in Australia\u2019s capital cities housing prices are rising, rental property vacancy rates are low and rents higher caused supply and demand. Where subdivision is occurring the block sizes have generally decreased in size. The houses are constructed increasing close together often the gutters of neighbouring houses almost appear to touch. It is not surprising that infill development and apartment construction is becoming much more common to make better use of our existing suburbs and the city rather than continuing to build on our arable farm land.<\/p>\n<p>Recently I was involved in obtaining planning approval of the building, shown above, on South Terrace, Adelaide. It is a perfect example of this trend of new apartment buildings being located in the CBD close to facilities, services, public transport and shopping. The building will comprise 15 two and three-bedroom apartments suitable for single people, couples or families to take advantage of the excellent location and across the road from the Adelaide Park Lands.<\/p>\n<p>Because of the building fronting the Park Lands, with an active frontage and incorporating energy efficient and sustainable building features it was approved over the maximum building height. This extra 6 metres was deemed not to worsen, to any significant extent, overlooking or overshadowing of nearby properties. Taller buildings in this location are inevitable given the continuing demand for new dwellings, the excellent location, increasing land values and increasing price of detached houses on larger allotments.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>The Planning and Design Code when introduced in 2021 changed the Planning System irrevocably.
