Since late last year Simon Grose has been registered as a Private Certifier (Planning). He can approve a wide range of dwellings that comply with the Residential Code as per Regulations – 1 August 2012 Version 1.2. Private planning consent can be granted to a range of dwellings provided they meet the necessary criteria:

  • Single storey dwelling on site with a single frontage
  • Dwelling of more than one storey on a site with single frontage
  • Single storey dwelling on a site with two street frontages
  • Dwelling of more than one storey on a site with two street frontages
  • Single Storey dwelling addition
  • Infill development more than one dwelling on an existing allotment.


There are exceptions to the granting of approval by a private certifier when located on the same allotment as a Local or State Heritage Place or on a battle-axe shaped allotment. Similarly exceptions apply within a Flood Management Zone, Historic Conservation Zone (Area) or Hill Face Zone.
